i am sell ing my house to a lady. the contract states i will evict if 60 days of not paying the note. she is responceable for all property taxes, and she is responceable for all repairs and maintance to keep the house structualy sound and save to habitat. 2012 he didnt pay the taxes until a lien was put on the house. just found out a lien was put on the house again because she didnt pay the taxes 2013 until last week. she has done no work or mantance on the house . now she has put no tresspassing signs every where to keep me out. what are my rights?

This completely depends on how the contract is worded. Are you doing Rent To Own? Or an actual sales contract. That would be the difference between an eviction and a foreclosure.

Unfortunately, your post is far too vague to get any real help here.

As posted above, see an attorney. In this case, your problem is far too complicated for a quick solution here.

This story is either complete BS or this person doesn't understand English.

Are you saying the current tenant is supposed to pay the house note? If so, then YOU are irresponsible. Same goes for the property taxes.

If you're selling the house, then you own it.

If you own it, those trespassing signs mean nothing. It's YOUR property.

Evict this person, sell your house and leave the LL business for those who can handle it.
