Are you saying the current tenant is supposed to pay the house note? If so, then YOU are irresponsible. Same goes for the property taxes.

If you're selling the house, then you own it.

If you own it, those trespassing signs mean nothing. It's YOUR property.

Evict this person, sell your house and leave the LL business for those who can handle it.

Did you mean this was a lease with the option to buy? If so, that's not a sale either.

It's a LEASE for a certain period of time which the house will be sold to the person on the lease at the end of the lease.

In this situation, I have the same advice.

YOU should be paying the Note with the money from the lease, and YOU should be paying the property taxes. YOU should also be doing all major repairs to ensure the quality of the home is not compromised.

YOU still own the home and the trespass signs don't apply to you. You still have to give the required notice to enter the dwelling, but if you want to put any Notices on the door, go ahead.

Evict this person, sell you house and quit being a LL.

Near as I can make out, OP is selling the house while carrying financing to the buyer. So the buyer is paying her every month, and if the buyer falls behind, OP can foreclose.

The buyer is not a tenant, can not be treated like a tenant, and this post has no place on a landlord-tenant issue board. If she wants to find out whether she can foreclose because the actions of the buyer have caused a lien on the residence, she needs to consult an attorney.
