Near as I can make out, OP is selling the house while carrying financing to the buyer. So the buyer is paying her every month, and if the buyer falls behind, OP can foreclose.

The buyer is not a tenant, can not be treated like a tenant, and this post has no place on a landlord-tenant issue board. If she wants to find out whether she can foreclose because the actions of the buyer have caused a lien on the residence, she needs to consult an attorney.
