The last page of my applications states:
I hereby state and represent that the information in this application is complete and accurate. If the applicant or co-applicant has given any false information, the Landlord is entitled to reject the application, and retain all application fees as liquidated damages for the Landlord’s time & expense in processing the application. I understand that in the event a lease is entered into it may be cancelled by the Landlord if any of the information provided in the application is materially inaccurate or incomplete. I hereby authorize the Landlord or Landlord’s agents to verify the information on the application, including but not limited to current & previous landlords and employers, and personal references. Applicant/Co-Applicant agrees to furnish additional credit and/or personal references upon request. Verification or re-verification of any information contained in the application will be retained by the Landlord. I hereby authorize the Landlord(s), [our names], to obtain information about me, including, but not limited to, this application, my credit, my tenant history, my check writing history, any court records and/or my criminal record, and I hereby authorize and instruct any entity or person contacted by [our names] to release such information to them. Upon request, Landlord or Landlord’s agents, will provide the name & phone number of the source of the information used in the verification process.

It makes me wonder if they are trying to see if they gave permission for me to get all the information i.e. credit report, criminal background, other history, etc. I am pretty sure my doc. states the authorization of everything I could've possibly asked for.

That is very good. Don't you think burning a copy of their application would be fine?

    This is what the applicant message me, after I posted an ad on a rental fb page......

    I expect an $80 check back, along with my paperwork. I have documentation that will be presented to you...

      My response: "If that is your expectation, you are destined to be disappointed. All materials turned in to me as a part of the application process become mine and the application fee is non-refundable once the application process has started (meaning, once you have turned in the application form). Good luck in your search for a new home."
