My tenants think that it is sufficient to move things out of the fridge and not clean it out. They also are just not cooperating in cleaning the common areas. Am I supposed to spell out each and every item they need to do? I was sending them notices that THELPA used and this became adversarial (they assumed I was "blaming them" or accusing them of something), so I stopped that. In short, I don't believe you should have to tell a person to clean out a fridge, stove, counters, cabinets, baths, clean the common areas, take out the garbage, return cable boxes, and otherwise make the house as clean as it was when they moved in. This is basic common sense, correct? I could really use the advice. Please refrain from cruel remarks that are not written with the intent to help. Thank you.

Clean is a word that tenants fill with their own meaning. I tell landlords all the time that they should provide a list of items to be cleaned with how it should be cleaned and to what level it should be clean. With each item of cleaning on the list there should be the amount charged if the landlord has to clean it. Make the amount high enough to interest the tenant in performing the cleaning. This list should be provided at the lease signing and again prior to moving out. It should also be framed and permanently attached to a wall somewhere in the rental.

What you sent sounds good to me and also helpful to them. They are probably annoyed because they don't want to do some cleaning.

What Bill said was good, except for posting it on the wall. I always give them a list when they move in (and they must check the box on the lease where it says I gave them the information). Then I give it to them again when they give notice they are moving. I emphasize that the house must be in the same condition (minus normal wear and tear) as it was when they moved in or their security deposit will take a big hit for cleaning charges.
