I don't think you are responsible for either cause. Certainly not the AC that came with the unit and a little rain in an open window isn't going to get to the second floor. Did second-floor tenant report leak promptly to his landlord? How would you even know it was a problem?

How do you know it was a "little" rain? It doesn't take much rain coming in an open window to do real damage.
The landlord may have provided the window AC unit but the tenant installed it himself or herself. So, it's the tenant's responsibility.

I agree but is was sloppy of the landlord to allow the tenant to perform work in the rental. It always ends up this way. It was also sloppy of the tenant to use the air condition after already causing damage once before.

I agree, it WAS sloppy of the LL to allow the tenant to install the window a/c himself. I don't allow my tenants to do that (all my houses have central a/c but a couple of them have window a/c as a supplement for especially warm rooms, like sun rooms with southern exposure). I make sure my handyman installs them.
