I agree, it WAS sloppy of the LL to allow the tenant to install the window a/c himself. I don't allow my tenants to do that (all my houses have central a/c but a couple of them have window a/c as a supplement for especially warm rooms, like sun rooms with southern exposure). I make sure my handyman installs them.

To top it off, the tenant knew the water was not dripping outside and not dripping inside but does not believe it was going down between the walls.
