Getting keys from problem tenant - Landlord Forum thread 322971

Getting keys from problem tenant by Julie (FL) on August 16, 2014 @21:20

I am letting tenant out of lease because he is unhappy with the house and I feel I have done enough to try to please him. The situation has been a little tense and I would rather not meet in person to retrieve the keys from him. Is there some other way I can get my keys back and then I can mail him his deposit?

Does the entry door have a lock that the tenant can set, then pull the door shut on his way out, to lock it? If so, just have the tenant leave the keys on the kitchen counter, lock the door, and call you to let you know they're gone.

Then you can go retrieve the keys, change the locks, make sure the windows are closed and locked, etc.

Send someone else or bring someone else.

perhaps it's just me but I do not ever feel intimidated by tenants. I would want to meet to get those keys back ... it's cut, it's dried, it's over. If you tell them to put them on the counter top and lock the door, what if you go over and they haven't done so? How many times have we seen landlords post that tenants have changed the locks and they can't get in? what if yuo go over and the doors are hanging wide open and there is damage?

Go over, meet, get the keys, lock up yourself and move along ... less than 5 minutes ... no need to rehash whatever had been going on previuosly.
