Are your dates wrong ? Because today is August 18. She would have left a month ago. If your dates are correct, why are you asking us now, instead of a month ago ? If you collected the last months rent, then that is what you must use it for, and , no, she does not get even a partial refund if she chooses to leave early.

When she moved in she paid first and last months rent. She stayed for month of June and paid and verbally committed to July (have recorded). June 18th she sent me 30 days notice, because she just wanted out...but she wanted a refund for the days she was not living there. Her lease terms are the first of month to last day of month, she should have given notice on 1st for the 30th.

Plus, the original lease rolls over and they should have given 45 days notice, not 30. I will still give her deposit back. I just don't think I need to pro-rate as I would have to try and rent it again.
