I actually like this Bolding the info in the lease and telling them about not acquiring a pet. I give preference to people with no pets so I would just say, I'm sorry but no pets as it does influence my decision. My last rental situation I accepted pet, but it was nearing winter (snow/ice, etc) so accepted the pets rather than be empty over winter. However, once I accepted a particular tenant without pets, I wouldn't allow pets.

Jannie, as I said in my other post, its all about the risk. You chose the risk of pet damage over the risk of no rent coming in over the winter. And I assume you got either more rent, extra deposit, or both, to help offset some of that risk. There are no right or wrong answers regarding allowing pets, just each LLs personal tolerance for risk.

    I just had someone with 2 boxers move out after three years and the only damage I same was some chew and scratch marks on one piece of door trim. I think the flooring makes a big difference--I have tile in most of mine. But if someone had carpet I can see why they wouldn't want pets.
