How to terminate a tenant by AnnMarie (CA) on August 18, 2014 @18:19

                              
I would like to end the rental with my tenant. He brought in a dog when we agreed no pets.
He pays very late every month when he assured me he would never pay late.
He is not maintaining the yard as agreed.
He has people coming and going all hours of the night.

What do I do?

Issue a notice of violation of the lease (cure or quit) IAW your state law. Also when rent is late, issue a notice to pay or quit IAW your state law. If he does not respond appropriately to either notice, evict through court.

When he pays late charge him the late fee each time.
