My tenant rented two BD with her dog and she wants to offer her brother a place to stay for a few months while he gets settled should he decide to make the move to Denver.is it creating problems in her lease.

Additional people mean additional wear and tear. If you're paying any part of utilities (water, trash, or electricity) it means a higher bill and less profit for you.

I'm not saying whether or not you should allow it. I'm just pointing out the objective facts.

This guy is not coming to stay temporarily. He is coming to stay permanently. He has no job, no credit and no money.

Yes, it is creating problems with the lease. Tell her the brother can not move in. Because when she moves out, this is the tenant you will be left with. A deadbeat squatter.

I require every adult to submit an application , pay the fee, and clear credit check, background check, criminal check. An unemployed applicant is not going to pass.

Really, you could end up with the deadbeat as the tenant. Why go there?

If I were you, I would have the brother fill out an app for you, and then ask your lady tenant if she is willing to cancel her current lease with you, and have her and her brother BOTH sign a new lease with you, at $100 more in rent. But only as long as his criminal background checks out OK, and his last 2 LLs give him a "thumbs up" It does not matter if he has a poor credit rating, or no job, as long as BOTH of them are on the lease. That's because you are still expecting the full amount of the new rent to be paid on time every month, and will mainly be relying on HER to come up with it. You can still evict them both, if the rent isn't paid.
