Is the father also outside the US? If so, it will not help to have him on the lease and software to alter forms exist everywhere. If the father has "significant funds" he can afford to pay the whole lease amount of the rent at one time.

Ok, thank you. I hadn't thought to ask for the year's rent in full.

Would I have to put it in a special account?

    In MA you can't ask for more than first, last, and a one month security deposit. I'm not sure if accepting additional rent upfront is okay if they are the ones to offer, but you can't require it.
