No, you will not be able to deduct for a bad paint job. This is a "live and learn" kind of lesson.

Never allow a tenant to perform work for you. It always turns out this way.

Never allow a tenant to have the keys before the lease is signed.

Never take a refundable deposit.

Pay for the 12 hours and refund the tenant the deposit. Be happy your tenant is willing to get out.

Again, live and learn. Make sure you get the keys and the tenant is all the way out before you refund the deposit.
