If this student didnt come to you through the offices of the university..beware

Verify this with the campus ...be sure this is really a foreign student. Verify the parents..and you should be able to get income verified on parents through the admissions office. Make real sure about this.

Then.,.get a sizable damage deposit too.

Just be sure you really know who you are dealing with. Make sure the lease is signed by the parents too. And, add language that any damage will be repair immediately and billed immediately...failure to pay for damage repairs will be treated the same as failure to pay rent...with eviction to follow. A legit situation is where the parents deal right away with damages (I have found I never had this happen..because the parents read the riot act to the kids and probably assured them they would pay in a pound of flesh if they have to pay for any damages)

You do not want to have the end of lease come round and then find the damage which you might not get money for repairs.
