I was just researching this online, and read that holding fees are not legal in Massachusetts. That is unfortunate.

What if the tenant changes their mind after you've approved them? I read somewhere on this site that the lease shouldn't be signed until the day they move in. So how does one protect oneself between the time they are approved and move-in/lease-signing date?

Is a Rental Binder Agreement legal in Massachusetts? It is the same thing... $$$ down to hold a property available until XX date for a specific person. If they don't sign lease and move in, they lose $$$. If a Rental Binder Agreement is not legal in Mass., why can't you sign the lease, but not issue keys until move in day?
