I had to get a coin-operated washing machine fixed at a 4-unit that I own. I realized that it was on $.50 per wash! The dryer is free.

The tenants pay gas and electric, but I pay for the water.

Both machines were free when I lived in the building, and when I replaced a free washing machine with a coin-op, I didn't want to go to high with the $$$.

Do you think it's reasonable for me to double the wash price to $1.00? I think 50 cents is way too low.

Why not check your prices against the local laundrymat and meet or undercut them. The convenience of doing laundry on premises is worth something.

How would they each pay their own utilities on common equipment? does one tenant pay for electric & gas for the common area where the machines are located?

Set the coin box to whatever it cost elsewhere. Same with the dryer. The convenience will be incentive enough to use them. There is not utility that a tenant will not abuse. You may find that their friends and relatives are bringing their wash to your place where they wash cut rate while watching soap operas with your tenant. Monitor the water bill closely for unexplained increases in usage.

If your tenants complain about the increases you may explain that the washer and dryer can not be replaced at the current rates when they wear out.

A dollar is not an unreasonable amount. Especially if the dryer is free.

I thought that the reason for having washers & driers on premises was to generate income.
