Well...my lease says that having the police called to deal with issues with the tenant is grounds for eviction.

Call the police.
Have the police break up these parties...every single time it happens. If the part resumes after the police leave..call again..right away.

Get police reports

File for eviction. You already gave her " cure or quit" notice. Police reports prove the "cure " didn't take.

Just be sure she was properly served. If unsure...read the CT landlord/tenant law and serve her proper notice right now.
