I have a lovely apartment for rent. It is conveniently located near a gym, a park and a public pool.
I always list these features as "amenities" since they can be used by my renters.
Granted the gym requires a monthly membership and the pool charges admission, but I feel these are amenities.

A recent prospective renter said these are NOT amenities since they are not part of the rental and the fees are not included. I disagreed and told him he should look elsewhere.

What say you?

I say you should list the features as "neighborhood amenities."

How many prospects have you ran off over this?

I agree with Bill, and the person you told to look elsewhere. The term " amenities " from a LL/T perspective, is used to describe things in or on the rental property itself, not about things in the neighborhood. You could simply tell people that the apartment is "close to " a gym, park, pool, library, shopping, bus line, etc.

With your attitude, you deserve to have a vacant apartment. Those social features you attribute as amenities is laughable.

I say that your tenant dodged a bullet and is fortunately not renting from you.

As the others have pointed out, proximity to certain things can make a rental more appealing, but these things you listed are not amenities.

Amenities would be things like appliances, air conditioning, laundry hookups, window treatments, onsite parking, etc.

If you have had success in the past with that word, stick with it. For the person who is an English professor, I'd probably say, "Oh, thanks. I'll correct that in my next ad." And I probably wouldn't rent to the guy. Personally, I like the sound of it.
