Yes.
If they sign and agree to all my terms, I would accept the money in advance.
It will eliminate the need to try to collect each month.

If it is against MA law, I would do it anyway. That is just another example of how the law favors the tenants.

It is a good idea you had that idea that you sign their request for this arrangement.

Seriously? You don't "stick it to the man" by putting yourself at risk by breaking the law. If you feel the laws are unfair, then you appeal to your representatives to change them.

In the meantime, as a business owner (landlord) you should follow the letter of the law...or you're the one that will pay in the end.
