I say that your tenant dodged a bullet and is fortunately not renting from you.

As the others have pointed out, proximity to certain things can make a rental more appealing, but these things you listed are not amenities.

Amenities would be things like appliances, air conditioning, laundry hookups, window treatments, onsite parking, etc.
