You are not budgeting your money vary well, and probably shouldn't be a landlord, if you can't afford a $1,000 repair out of your own money. Tenants can cause much more damages than that, and you must be able to repair things with your own money. NEVER count on a Tenant to come up with repair money, even after you sue them and win a judgement against them. Besides, what about equipment or appliance breakdowns, replacing carpet, roofs, water heaters, furnaces, etc. That all comes out of your own pocket. And don't forget about having to make a mortgage payment each month, even when a place is vacant for several months.
