    After 7 years I wouldn't be too concerned.
    I don't charge for broken appliances - unless it was obviously done by tenant not just wearing out. I do have in my lease that I will not fix the icemaker on the ref. and no tenant has ever had a problem with that. Though I don't think it's ever broke either.
