He says he lost his job and lost the rent money to his mother on a bet.
I'm not sure how to handle this because the tenant promised me 4 years and he is barely into the first year of the lease.

How long should I give him to get employed and/or win his rent money back from his mother?

Three days. Immediately issue a 3 day pay or quit, and if not paid, immediately file for eviction. Or are you a charity for the dumb gamblers and unemployed?

This person does sound like a PITA gambler at this point. What was his FICO score?
He is barely into the first year of the lease? You mean the first months, like the first three months? This guy is taking you for a ride with his hand in your pocket. Tenants will promise you anything to get approved and move in. Once they have possession, you are in trouble. Evict him. Good luck.

So you think this was a joke post. Well, thanks anyway. This tenant moved his mother in who is a former dancer and is now professional poker player.

Get the Mom on the lease and make her jointly responsible for the rent since she is now living there and is winning the rent money from her son. (j/k)

Or, do what I would do...post a pay or quit notice (3, 5, or 7 days or whatever your state allows), then, if rent is not paid in full, start the eviction proceedings. This situation is NOT going to get better.

Your tenant is an possibly uninformed. Get rid of him. Start screening your prospective tenants better.

It does not matter what the reason was for not having the rent. If they don't have it, they don't have it! Now you need to start the eviction procedures for your state, beginning with the 3 day notice. You became a landlord to MAKE money, not lose it. There are other tenants out there that WILL pay you the rent. You need to teach this T how to be responsible with his money, by getting rid of him.
