You have made a major mistake by renting to anyone while you are doing make ready to make the house livable again. Renting your place with poison out is a very bad idea. You have also made a mistake renting to a homeless family. Do they have the income, first months rent, security deposit, pet deposit, credit score and references to qualify to rent your place? Or are you running a for-charity homeless shelter? You have to run your rental like a business or you will end up paying for it.

Yes, you are at fault. Honestly I think you are lacking in common sense.
