Get the Mom on the lease and make her jointly responsible for the rent since she is now living there and is winning the rent money from her son. (j/k)

Or, do what I would do...post a pay or quit notice (3, 5, or 7 days or whatever your state allows), then, if rent is not paid in full, start the eviction proceedings. This situation is NOT going to get better.

Your tenant is an possibly uninformed. Get rid of him. Start screening your prospective tenants better.
