It does not matter what the reason was for not having the rent. If they don't have it, they don't have it! Now you need to start the eviction procedures for your state, beginning with the 3 day notice. You became a landlord to MAKE money, not lose it. There are other tenants out there that WILL pay you the rent. You need to teach this T how to be responsible with his money, by getting rid of him.
