What it really sounds like is that I am a single, disabled mother of a disabled child, who has no support system and who has weathered tons of abuse. My son and I were living in a shelter before we came here. Bedbugs, illnesses, and abusive staff. Perhaps if I had somewhere to go, I could have been more picky. But being on SSDI, no place in this area that has a property management company in place was going to rent to me. I can't just hop on a section 8 list. Outside of the scammers from Africa on Craigslist, this dude was the only person who would rent to me, and the shelter was going to put me and my son out whether I found housing or not. Dude was decent enough until he got my money, and he ran out of funding to fix his kitchen upstairs.

My rent is 1050. A year is paid upfront. It was the only way I could find housing. I've done my best. Dude wanted more, but the lump sum talked him down. He thinks this place is worth 1200 because the floor has all tile (cold as hell in the winter, I'm sure) and he installed recessed lights in this badly patched ceiling.
