swimming pool - Landlord Forum thread 323666

swimming pool by Sue (new hampshire) on September 2, 2014 @13:11

I have a home that has an accessory apartment attached. I live in the accessory and have a built-in pool in my own fenced yard. The main house has it's own fenced yard. I have rented to a tenant with children. I did not advertise the pool because I am older and been through the 'watch me do this' phase. But, I feel uncomfortable not allowing them to use the pool, but it is right outside my windows and I know I'll be miserable even if I'm not using the pool myself. Either way, I feel like a loser... what to do???

Don't offer the use of the pool. It's in YOUR yard, and you didn't advertise the use of the pool with the rental. What's the issue here? You're entitled to quiet enjoyment of your home.

Also, the pool is a liability issue. Just don't offer ut.

The pool represents a huge liability for you. Use of the pool would also compromise your insurance coverage. In addition to your tenants use of the pool, they will be having a pool party with others over every weekend.

All you need to do is to tell your tenants the pool use is not a part of the lease and that you are not insured for their use of the pool. It is a simple truth. Forget about how they like it. Do not make any exception.

If you're not using it, can I?
