Immediately post a "quit or pay" notice on the front door. Also, mail it certified mail. (When you get it back...do not open it...it is your proof you mailed it)

When the rent remains unpaid for the period of time required by your state law...go file for eviction. You need a judge to return possession of the unit to you...you cannot just enter and take over the place.

Once you have the eviction...go fix the place up, and file in small claims for the total amount of your out of pocket. (Lost rent for Sept and Oct ..[.no notice]. new locks ...[tenant didnt return them]. Damages, cleaning, and legal costs.). Don't change the locks until the eviction is in your hand. Then..do not just get new keys....change the locks
