Always check YOUR state's statutes before acting on the opinions of other LLs on this site.
In my state, Florida, you can take possession WITHOUT filing for eviction if the tenant has abandoned the property after two weeks and the rent is not current.
Florida Statutes, Chapter 83, Section 83.59

Me, too. Actually Havana. I've search for a local LL Assoc. None listed for this area. Strange considering all the student rentals.

Yeah, a lawyer just recently told us that we're also allowed to dispose of the abandoned possessions if we follow the statutory rules...I'm still not sure how that works if the items are valued at more than $500 though, or whether that matters in Florida.

I have it in my lease (and Key receipt) all property left will be declared abandoned and disposed of as LL deems fit.
Also, isn't $500.00 per item? Not collectively.
