I would be willing to bet you would have not waited seven days to repair that a/c if you were living there! It's hot in Florida you possibly uninformed how could you NOT want to do the right thing and credit your tenants! Yep, just another slum lord taking advantage of renters.

To all the possibly uninformeds that only write because they assume they know it all. In Florida is not MANDATORY to have A/C in your house. You must have HEAT/HEATER in order to get your C.O (Certificate of Occupancy) when building a house, not AC.
A/C is considered a LUXURY in Florida, therefore the Landlord is not responsible for expenses/refunds when the AC is not working.
So all you that probably RENT and think that the landlords needs to fix everything including your light bulbs, you have it WRONG!!!!
Google it or check with a Lawyer.

Sir, you need to get rid of your PM ASAP!!! Do not credit anything to tenant, if he's not happy he can move out and take you to court if that's what he wants. He will not win, specially if you have proof that you fix the problem even when you didn't have to.

    Clearly some unscrupulous people will always try to cheat someone with their lack of discipline, being unprofessional and offering a substandard service.
    People can buy laws that benefit the business but not the consumer but they can't buyback bad reviews.
    9/10 people read online reviews before they rent or buy, and if you are given a bad experience about a person or company *make a review* this will ensure bad business go out of business the proper way, by the consumer not giving money to incapable people only working as hard as someone else makes them... These people clearly do not belong in a serious business world.

    A luxury? Lol... Come on down in August and say that in person...you are sorely misinformed. Legally, maybe for healthy tenants, but please come and have the experience yourself.

    Incorrect. If there is a/c when the renter signed the lease then it is part of the contract and therefore the landlord is responsible to keep it in working order. Additionally, heat stroke from an a/c not working after a tenant has notified the proper persons can actually be a criminal neglect. Please get your law facts straight....
