I want to continue to annually increase rents. Our water rates and limits in South Cal are costly. I would like to be collecting this tenant-paid money to me (in the form of rent) than to the Irrigation District in the form of higher water bills.
What do owners and managers think about this?

I can spend several thousand to get 2 sfh's lawn removed, have heavy plastic sheets rolled down to prevent weed regrowth, and some low water plants, grasses, trees, bushes, etc planted in there. That costs so much I can't get my rent raies. ?Maybe just a very frugal job in the transition to water gulping plants to water sipping plants??
