I can spend several thousand to get 2 sfh's lawn removed, have heavy plastic sheets rolled down to prevent weed regrowth, and some low water plants, grasses, trees, bushes, etc planted in there. That costs so much I can't get my rent raies. ?Maybe just a very frugal job in the transition to water gulping plants to water sipping plants??

I mean, really! California is such a messed up state and now they claim they are broke.

Tear up all the grass and put down rock. Seriously.

    That reply was useless.
    I'm after ideas on increasing rent, cutting the tenants' water bills so I can get more overall rent money.

      Many residents (mostly age 55+) take it out and go all small stones for lawn. However in a family neighborhood, families with kids like the lawns for playing.

    Why are you saying that CA is a messed up state and they claim they are broke? The statement doesn't seem to respond to the original poster's question?
    As for the use of rock instead of lawn, I see the point, albeit the extreme end of what I want to do.
