If we haven't been served eviction papers yet is it OK for the landlord to put up a for rent sign in the yard??

Of course

Are you expecting to be evicted? Do you mean you expect the landlord to provide you with notice to vacate? That isn't the same as eviction. Only a judge can issue and eviction. In some states the notice period the landlord must give you is only 2 weeks..in some it is 30 days...in some it is 60 days..others it is one full calendar month.

Unless you mean you haven't been paying your rent..in which case the notice is 3 or 5 days to pay or move.

Sure..the landlord can put a sign on his property....it is his property.

Yes. Check your lease...he can probably show the property to prospective tenants while you are still there too. It's his property. If he's given you notice to vacate or you are being evicted, he certainly is allowed to advertise it for rent by putting up a sign or putting ads on Craigslist, in the local papers, etc.

You are a deadbeat who has beat the landlord out of rent money. Now you are being evicted. Now you want to delay the landlord lose even more money by delaying his renting to a paying tenant. How does it feel to live without shame of any kind?

Yes, it is. After all, it is his property.
