If you want her out, don't beat around the bush. Give her notice that the place will no longer be rented as of such and such a date. You don't have to give her a reason.....
Start fresh with another tenant.

Don't go by what zillow says the house should rent for. What are houses renting for in your area. Talk to some other landlords, look at Craigs list, newspaper. If I tried to rent for what internet says I should rent for the house would still be empty. Though after renting at the same rent after 5 years I would for sure raise it some.

    Mine do rent for what Zillow says. But I have "claimed" them on Zillow, posted pictures and descriptions, etc. so Zillow has a better idea of what the residence is actually like.
