Yeah right, I'm not giving up a full 7% of the buildings income just because a SINGLE utility service was not perfect for a day and a half. and I own too many properties to be on site micromanaging all the small-time contractor work; that's why you hire them.

If they could not flush the toilet for a day and a half, that is more than "not perfect." I hope you lose half of your tenants.

the very few times I have issues (actually 2 big ones in the past 4 years of no heat), I more than make up for it to the tenants ... I made it up to them A LOT more than a daily proration. Everyone is still my tenant too ... a small amount in my overall annual budget is a large amount in their monthly budgets.

There is more than money at stake here. Your integrity and reputation as a landlord is also. This was a mistake under your watch, even though you had no control over it. Its not about how YOU feel about it, but how your tenants feel about YOU. The problem was not caused by an act of God, nor by a large utility company. It was an accident/oversight that happened, and was taken care of asap. Apparently, you value your reputation and integrity at " 7% " Most LLs around the country value their's at 100% Now we all know how you got to be a large LL. By expecting every dime of your rent paid 100% of the time, regardless of unintended happenings such as this. Remember, some people hold grudges for the simplist of reasons for a long time. There are lots of ways tenants can get back at you in the future. I hope your " 7% " of 1 months rent is enough to cover all it.

...like being a large LL is a bad thing - Mr. class-warrior, I think you're in the wrong place. If property ownership is bad in your book, then I assume you donate all your stuff to shelter the poor? You should read the quotation at the top of this board before you start trash talking those who have more than you.
Why do I care about them holding a grudge? If they do any funny business, I can do a number of things within the law, chief of which is confiscating their security deposit.

WOW !!! I must have struck a nerve ! At any rate, look over your entire feedback of opinions. I count 6 opinions against your idea, and 1 for it, from all over the country. You asked for our opinions, and you got them. I'm sorry they weren't what you wanted to hear. If this were an opinion poll about 2 candidates running for an office, this would be a LANDSLIDE DEFEAT (or victory) for 1 of the candidates.
