Dangerous? That's over-reaching.

Financially risky? Sure. But most landlords either educate themselves to minimize the risk (i.e.; thorough background checks of tenants, making sure property is well-maintained and safe) or they soon lose their investment.

Why do we do it day after day? Because it IS A JOB. It's not something we occasionally decide to show up for when we feel like it.

If your not a landlord, you wouldn't understand the amount of work that goes into being a successful, law-abiding rental property owner. In addition to what happens on the property, there are things that happen off the property that the tenant doesn't see (i.e.; paying property taxes, spending half a day in Home Depot). Tenants don't see us struggle with decision making on issues either. I've lost sleep many times deciding how to handle an issue with my property. Yes, we do realize that there are other human beings involved and that needs to be considered as well.

But ultimately, my survival is more important than the tenants, and the tenants survival is more important to him as it should be.

Do we have something better to do than stay here all the time?

I'm assuming you mean don't we have something better to do than stay on the internet answering questions here on thepla.com all the time.

Hell yes! I don't know about the other landlords here, but I only come by about once a week. If I can answer a question for a landlord OR a tenant, I will.

In summary, people get what they deserve. Landlords "losing BIG" do so because they don't spend their time and their MONEY to prevent issues that will take away their property or make it worthless.

The same goes for a person's life. The more educated you are the better you will make decisions about your life, the
more desirable you will be in the workplace, the more money you will make, etc.

You reap what you sow. It's a pretty simple concept.
