I have been doing repairs at the tenants house. As a matter of fact, the construction worker I have used did some research since the tenants has complained of a le3ak from the kitchen window and then the hallway light on the second floor. He determined that the leak may be coming from the roof but also saw some area under the window that could be the problem. He was about to address the problem but wanted to be sure the dogs were not let loose in the BY because he has had some issues in the past with dogs and was even bitten on a few occasions thought not at this residence. And this was kind of holding up repairs because the tenant had to keep the dog out of the BY and out of the way and their had to be an agreement on scheduling so this could be done.
The other day the sealing in the hallway – about a 3 ft square area and a piece of the bathroom sealing came down. And it apparently fell on the tenant’s mother. Then the daughter (the tenant/leasor) came in to help her mother and says she fell because of water on the floor. This fall she claims exacerbated a previous injury she has as she fell on her arm. She is having some sort of surgery on Monday to correct some problems due to fall. An ambulance was called, I hear the fire dept came, etc.
They have said they are not going to sue but are looking for some reparations. They have not been the ideal rent payers; and I have had to struggle each month to get the rent. What should I do to ensure them not suing me?

you will probably be paying their medical bills. their lack of responsibility regarding their rent has no bearing on what you legally will owe them for this incident. the delay in repairs was because the person you hired to do the repairs was a crybaby about the dog, so the tenant demonstrated no negligence.
