Do you put your personal "Main Home" address in the lease for payment. I've done it in the past and never had any issues. But I feel there could be dangers from this.

1. Angry tenants who seek revenge?

2. I have a large home, tenants see this and assume I'm rich...

I don't give the tenant my address. Where I live is none of their business, where they live is my business. I don't mix business with my family life. I prefer to be paid by electronic means. Makes it easy to print receipts and keep my paperwork in order.

I doubt anyone cares how big your house is, but the angry tenant is a valid concern.

A PO Box is a relatively cheap expense for your business and peace of mind.

I either have one of my guys pick up the rent check...or if that becomes an issue for any reason..then the tenant is told to mail it to my local guy to arrive by the first.

Half the time I don't know where I will be in the next few weeks...pretty hard to tell someone else!

I use a P.O. Box. I try my hardest to keep the tenants from knowing where I live.

I can find anyone's address only by their telephone number now , not even to mention by their names. The first thing shows on my phone after someone called me was their courts records, such as if any tenants had sued them for anything. I just don't know where can you landlords hide out now after you refuse to return any of your tenants' security deposit in those days? Don't be so NAIVE anymore!

A basic requirement for a lease includes an address for legal papers to be served.

BASIC LEASE PROVISIONS
At a minimum, State law requires a written lease should include
● Landlord’s name, address and phone number.(or other person who is authorized to receive legal notices for the owner)
● Address of rental property.
● Amount of monthly rent.
● Rent due date and grace period (if any).
● Amount of security deposit and conditions for its return.
● Length of lease.

Counties maintain information about property value and ownership, as well as tax payments. This information is open to the public and can often be found online in searchable databases. You also may also be able to call the Tax Assessor’s office and give them the property address in order to find out the mailing address of the landlord.
