Don't know yet, he still lives there, but he keeps it squeaky-clean for showings. Hopefully, it won't be trashed.

You fumbled the ball when your tenant advised you of his impending move out. That is when you should have reminded him about a written notice. You can not take a verbal notice and penalize him because you did not take that opportunity to explain the value of a written notice. It is not too late to ask for a written notice specifying the exact move out date. Explain that you can not rent it again without knowing when it will be vacant.

You will not be able to collect the next 6 months rent but your lease can specify a 2 month penalty for breaking the lease and you can specify the period of required notice that conforms to your state law. If you rent the place immediately after your tenant's exit you will not be entitled to collect anything for breaking the lease.

Do you know the rules for getting out the Security Settlement Deposit letter? Post again after your tenant is gone and while you are still holding the deposit money.
