Why would you play this woman's game? Let her fall late, and go hang the pay or quit. A pay or quit is not a threat-it is to be used as an official notice that a court recognizes when you go and file the eviction.
The key is not to make a tenant feel threatened or feel traumatized. The key is to have the rent paid on or before the date it is due. As well as the renter following the other covenants of the lease....don't waste your time with this kind of behavior.
Your other option is to just give her 30 days notice, if you have a month to month agreement.
