This is not a troll post.

I'm doing some numbers on a mobile home. I'm going to install a used single-wide. What should I put for yearly maintenance expenses? It will be fixed up to good condition before it is even moved on the property and obviously will have an inspection done.

What could go wrong here?

John, you will not find all your answers here. What you need to do is join your local Apartment/Rental association and attend their classes to learn all the basics. Just running spreadsheets will get you nowhere. Bad information in equals bad information out. You have no idea of what is needed to be a landlord nor any ideas of the laws and requlations that apply. The best advice is to find yourself a mentor who can teach you and walk you through the steps needed to be a landlord.

No one has answered the original post. I realize you're not going to be able to give me an exact figure, but what could go wrong? If I get a good inspection (which is required anyway), then the roof shouldn't need to be replaced any time soon.

What is left? A/c, refrigerator, stove/oven.

I realize I have never been a landlord before, but I just don't see it costing me as much as people say. Given the fact that any initial repairs on this mobile home are included in the purchase price.
