Well today I bought three leases/rental agreements from my local Realtor Association. $10.50 apiece. Shocking. So I could have saved the money and used the LPA lease but I'm not comfortable with the aggressive tone of the LPA lease. It also has a lot that doesn't relate to California. But the LPA membership DOES save you money if you want to use their lease.

When a tenant goes sour on you, the "aggressive tone" will save your butt.

There's a difference between being aggressive and being legal, which I think you may have mistaken.

The LPA lease takes a very pro-landlord position and inserts a number of clauses which favour the landlord. By necessity, these are phrased in a legal manner.

If you've ever read a legal contract or, better yet, a WELL WRITTEN legal contract, you'll see it reads as very aggressive, cold, hard, and unfriendly. It's just contract language. It's the nature of the beast.

Just out of curiosity, is there a particular clause in the LPA lease that you feel is unnecessarily harsh? Could you post it?

I've been criticized on this board for "plugging" the LPA Lease, but the truth is the lease has made such a positive impact on my rental operation, I feel I owe it to The LPA and to any other landlords who are struggling like I was to recommend it.

Yes it is a serious pro Landlord Lease.
If tenants have a problem with anything in it, I pass on those tenants.

BTW: I spent big attorney bucks on a lease I wound up tossing when I found the LPA.
