What is it about a state that makes it landlord friendly? Is it the state government, local government, or the local J.P. courts? Does party affiliation make a difference? Are Republicans more pro-landlord. Is there an obvious trend?

I live in a landlord friendly state, Texas. I wonder if Republican J.P. judges are more landlord friendly than democratic? Mid term elections are happening now so I wonder if party affiliation makes a difference? What do you observe?

The point would be to not have to be in court over a tenant. That way it would not matter either way.

Well..in the two counties in NY where I have property...the courts are swift and the judges take no nonsense from tenants. Claims of the landlord being a slumlord are viewed by judges for what they are...and the judgement is enforced quickly by the Marshall's ( 72 hours).

In Massachusetts (where I had property and managed a large condo complex) the courts took no nonsense either...and even helped to actually collect money owed too. Much friendlier than any other place I know.

In Florida...(where I used to rent my condos, but now only do special vacation type rentals). the tenant can mess your property over and you too...and the courts will it only not help you..they will make it slow and prohibitively expensive to try to evict and then collect the money owed.

Now...compare .. Which are "red " states? Which are "blue" ?
Now compare the relative incomes of the residents and the relative well being of the average renter. The better the living of the residents..the better the system helps and protects landlords. Where are the poorest states? Red states. Where is the lowest quality of standard of living? Red states. I believe that is not coincidence.

I think red state/blue state and income levels of residents have nothing to do with a state being landlord friendly or not. West Virginia is a blue state, trending now toward red (at least in the presidential elections) and it is a very low income state. It's also very, very landlord friendly.

There are no landlord friendly states.
It is just a matter of how extremely tenant friendly they are.

I guess it also may depend on how liberal the judges are too.

I'm in Illinois, Chicago Cook County
heavy democratic
I have the option to decline any tenant for any reason as I own less than 4 rental units
You can bet I utilize this as I have had some really bad prospects try to intimidate me with their 'lawyer'
their lawyer get a quick response of the landlord regulations and an education in the law
