I'm a private landlord with a single rental home. In the past, I've been able to get full credit reports from different services, but it's been some years since I've had to.

It seems now that, in order to run full reports, you have to be approved, which requires a site inspection. I can't seem to find what this entails, and what the conditions are to pass such an inspection, for a non-business. Has anyone been through this? Can somebody direct me to the requirements?

How long is the site inspection good for? Forever? A year? What if you move (and how would they know)?

If I get an inspection done, say through trendsource, can I use that for any credit data reseller?

The site inspection is to see that you have locked filing cabinets, secure PC, secure doors for your office.

They want to see you have a secure means to handle this data.

I got inspected the first time in 2009...again in 2013. But..that could be that I didn't use the service for those years either...so maybe it is every 3 years or less.

You cannot sell this information. You are qualifying to get it for your rental property. ONLY. If you want to do other things with it..you need to learn what is required to be permitted. Don't use your landlord status to open a credit reselling business ..

I have had good luck using Experian Connect. Since the applicant explicitly makes the decision to share the credit report, there is no site inspection or other hassle required. The tenant pays Experian $15 for the report and then shares it with you securely through their site.
