Hold on here. You do not need a POA. All that is necessary is for your mother to make you her agent. How is that done? Mom says, "You're my agent." It doesn't even need to be in writing unless requested. So ask Mom to make you her agent then start dealing with your dregs.

The tenant, however will need to be notified, in writing, that the landlord has installed an agent. Until then, he is still just the landlord's son. Make it official so there is no room for the tenant to argue.

    How exactly do I "make it official"? Is it simple as mailing this notification to all the tenants in the same manner as if it were an eviction notice?
