I had a similar situation....
Grandmother who was my tenant allowed adult granddaughter to "stay".
They had a disagreement, the law was called. The Sheriff's Deputy told them that granddaughter lived there even if her name wasn't on the lease. And that the only person that could evict her or 'kick her out' was the LL. Which of course is how I found out about the whole thing.

Shaun, what happened, did you serve the c/q notice? Or did the granddaughter move out volunarily?

    This happened many moons ago, back when I was just starting out.
    Learning curve in this biz, is a steep incline, if you pay attention.
    Didn't know about C&Qs, etc...

    This Grandma taught me soooo many things!!!!

    Page two of the story...
    Turns out the fuss concerned drugs. Granddaughter had already found the local dealer, punk kid. Our tenants next door filled in some of the info. Punk kid dealer was cutting through their backyard, yadda, yadda, yadda. Couldn't touch the punk kids on Grandma's property, but as soon as they stepped on another property, busted. Trust me they were just punk "wanna be's"
    Got granddaughter to leave under the fear the cops would be coming there next and didn't renew Grandma.
