Tenant urged to keep apt clean

I have been in our rental apt a couple of recent times and I cannot seem to urge the tenant to clean up inside. The Apt looks like a pigstye. It is only he and his son (no woman to keep things in order) but I could not find anything to get my point across more precise. I am looking for suggestions. Ron in Ohio

Are we talking about:
1.) Filth, trash, hoarding, or anything else that could attract pests or damage your property?
or
2.) Clutter, dust, or things just not being cleaned the same way you would or up to your standards?
If 1, then issue a Cure or Quit notice because it's a lease violation. If 2, then mind your own business. You are not their parent, you are their landlord.
"(no woman to keep things in order)"
Also a comment that's not needed. Men are perfectly capable of keeping things in order. Cleaning is not the woman's job.

New at this? No matter how much you disapprove, you cannot tell a tenant how to live. God knows how much I would like to sometimes.

Hi!
Next time around - if an applicant meets with your approval via good credit - before you sign a lease with applicant - go to their current place of residence and ring bell or knock. Say that you were in area and just wanted to clarify some items on their application. You can easily see exactly how they live. What you see there will be what they will do to your rental, maybe even worse!
Have a good one! June

Ok so if in your world only women clean house - why rent to a male only household? Maybe you can find them wives.

My suggestion is give them notice, and find a tenant(s) that cleans up after themselves. Why bother even giving them a reason why you are not willing to rent to them anymore? I hope you don't have a year's lease in place.... When you are interviewing the next set of tenants, bring up the subject, and let them know that there is a standard of cleanliness that is expected.
