Hi!

Next time around - if an applicant meets with your approval via good credit - before you sign a lease with applicant - go to their current place of residence and ring bell or knock. Say that you were in area and just wanted to clarify some items on their application. You can easily see exactly how they live. What you see there will be what they will do to your rental, maybe even worse!

June is absolutely correct. I have had only three tenants I was able to check on their housekeeping in advance though because most of my tenants have relocated to our area from out of state. I have asked their former landlords to comment on the housekeeping by the prospect and surprisingly, most previous landlords were willing to do so. Of course, I ask for a verbal report, not a written one, and that might have something to do with their willingness to talk.
